Wealthy buyers have been flocking to Las Vegas, not only for its zero state income tax, but also for the many positive attributes that include great weather, easy travel access, 24/7 entertainment, affordable housing and a growing environment. The most affluent part of Las Vegas is fast becoming The Summit Club. With its debut in 2015 The Summit Club has raised the bar for Las Vegas luxury home excellence. Homesites alone sold in the $3,000,000 to $10,000,000 price range and several buyers purchased multiple lots and combined them. This has followed with world-class home construction and we already have some of the most expensive homes in Nevada located here in The Summit. I foresee that many of these luxury homes will be “generational” type homes that are never sold. The values will range from $8 million to $40 million and more.

Prior to The Summit, The Ridges Las Vegas was the richest part of Las Vegas. The Ridges broke ground in 2003 and is nearing its completion with just a handful of lots now left for sale. Homes have values from $2 million to $30 million and this guard gated neighborhood is the pinnacle of the master planned Summerlin community. Many athletes, entertainers, casino owners, doctors, lawyers and business owners reside in The Ridges. Coincidentally, The Ridges lies adjacent to The Summit Club and both have remarkable views of the Red Rock Conservation Area to the west and the Las Vegas Strip to the east. The Ridges is comprised of 14 gated sub-communities within the guard gated perimeter and features the resident only Club Ridges fitness center.

On the east side of town in Henderson, Nevada, the richest area is MacDonald Highlands. MacDonald Highlands has had a few of the highest price home sales in Las Vegas and a recent closing for $11,250,000. Luxury homes in MacDonald Highlands are perched on ridge lines that afford dramatic views of the Las Vegas Strip and the entire valley. Dragon Ridge Country Club lies within the guard gate of MacDonald Highlands. Some of these luxury home sites exceed 2 acres in size.

Another noted area where rich people live in Las Vegas is known as “Billionaire’s Row” and is located in Summerlin near the TPC Golf Course. Billionaire’s row is a single street known as Enclave Ct inside both a guard gate and gate where just 9 homesites are found all in excess of 1.4 acres. David Copperfield makes his home there (having paid $17,550,000 for his Las Vegas mansion) and notable celebrities such as Andre Agassi and Sheldon Adelson have owned lots there at one time or another.
